Atlantic Development Group Opens Stunning New 96-Unit Development for Seniors in Bronx

NEW YORK, May 26, 2009 – Atlantic Development Group has announced the opening of its brand new, 96-unit affordable rental development at 1926 Crotona Parkway in the East Tremont section of the Bronx.

Unlike other properties that cater to seniors aged 62 and up, 1926 Crotona Parkway is no ‘cookie-cutter’ development: The building offers a range of unit sizes and common area features that include a community room/lounge and landscaped backyard space. Such features are rare in most buildings, particularly in a city as densely built as New York, but virtually unheard of in affordable senior housing.

“We saw a real void in the marketplace for seniors who wanted an affordable residence in the Bronx that is truly comfortable,” said Marc Altheim, principal at Atlantic Development Group. “What were missing were high-quality and safe units designed to make them feel like they are truly part of a community while giving them plenty of room and amenities. 1926 Crotona Parkway really offers all this without forcing tenants to endure sterile and cramped quarters.”

The community room will double as a relaxation lounge and venue for frequent lectures and speaker events organized by and for tenants of the property.

The property officially opened its doors last month, and early interest in renting the units has been strong. The Highbridge Community Development Corporation, which acted as Atlantic Development Groups’ not-for-profit partner on the development, will manage the property going forward.

Applicants for the studio, one- and two-bedroom units, must include one household member who is 62 years of age or older at the time of application. Applicants also must meet certain household income requirements. Studios in the building can be rented for $638 per month. One-bedroom units will lease for $683 and the two-bedroom units will lease for $823 per month.

Altheim notes three important areas in which 1926 Crotona Parkway sets itself apart from the typical age-restricted development:

The building’s location also is prime. 1926 Crotona Parkway sits just blocks away from the Bronx Zoo and the New York Botanical Garden. Both of these New York City landmarks are easily accessible via foot from the building. The area is also served by subway and is near the Bronx River Parkway and Cross Bronx Expressway.

The Highbridge Community Development Corporation (HCDC) partnered with Atlantic Development Group on the development. Highbridge CDC is a non-profit housing development and management corporation with a mission to create homes for families and people with special needs.
